Selling real estate in Jacksonville NC, or most anywhere can be combative at times, and when you are in that “battle” don’t you want a qualified professional helping you to get the best outcome possible? Exactly how much representation do you believe you have in a purchase or sale if the qualified professional is representing both sides? Are they really able to give you any insight? Can they objectively represent your best interests? Here in North Carolina we have Buyers Agency, which means you “hire” an agent to represent you in the purchase of a property. They are there to help make sure you get everything possible and to make sure you have done your inspections, researched the costs involved in purchasing a home, help guide you through the process. They should be an excellent resource for you to get answers to questions and concerns through the process. Typically, the Buyer’s Agent doesn’t cost you anything, but not having a Buyer’s Agent can, in my opinion, cost you quite a bit. Since, by definition a Dual Agent can not really represent either side, they are to remain neutral, impartial and basically not advise you in any way. For the first time home buyer, I don’t really think that is a wise decision. Every market is unique so even if you have purchased a home before, somewhere else, you don’t know what you don’t know. You should make sure you are actually being represented and guided through the transaction.
