I have seen lots of things in my 14 years of selling real estate in Onslow County.  I am still amazed at the laziness (maybe lazy isn’t the right word) of some agents.   Thankfully, the MLS now requires that you put in at least one photo of a listing before it can be made active and subsequently distributed around the world.  But if all the person handling the listing can muster is one photo, be prepared for the property to just sit for a while.  We are a visual society as a whole, so one photo cannot tell a story or even entice further curiosity for a property.  It will be passed by.  You have to market the property to the fullest extent possible.  And the internet is one of the best ways to do that, but if you are only doing it partially you will be left behind.

You need to have lots of photos, as many as you can possibly get, the more the merrier!  Most formats will allow about 36 pictures.  But make sure that they are not just the same four or five pictures, displayed multiple times.  If you have had the property for a while, updating the pictures would be wise also. There is quite a bit of software and services out there that will assist you as well, they can help correct color/lighting, straighten, clear up the picture.  Multiple pictures at different angles/views will help you to make sure you don’t miss anything.  You can hire a professional photographer also, if you don’t have the time or the knack for getting good pictures.  I cannot tell you the number of times that I have been looking through the MLS with clients and when we get to a listing that has only one photo, if it doesn’t seem to have what they are looking for in regards to size, features, lot size, etc. they will say, keep going.  They want to have an idea of what the kitchen looks like as well as the living area and master bedroom.  And measurements are a huge help in this regard also.  With so much data available online, room sizes are not easily available unless the home is new construction and you can see the floor plan with all the measurements on it.  Knowing if the house has a large master bedroom that will hold a King size bed with dressers or a living room with a large wall for the entertainment center they got when they were stationed in Okinawa.  Any and all information that you can provide will be helpful for your property to be looked at and considered while it is on the market for sale.
