Here in Jacksonville NC, home of Camp Lejeune Marine Corps Base and MCAS New River we have lots of rental properties. We get new properties on the market all the time. So you as a property owner need to be aware of the condition that you turn the property over in. Since Property Management companies need to maintain a certain level of quality to not be in trouble with the Real Estate Commission and/or the local Military Bases. And bear in mind that we expect the same from any tenant leaving your property as well. You cannot move out of your house and not have it be in "spic n span" condition. Carpets should be professionally cleaned (provide the receipt for the P.M. records), if there is a chimney that should be cleaned and inspected by a qualified chimney sweep, and you should make sure that the rest of the home is clean as well. There should be no bits of food or dirt on the walls, counter tops, cabinets. Ceiling fans, light fixtures, etc. should be dusted. I know it’s a hassle moving and you are really tired having to pack and clean. So, you can always hire a local company to clean, just provide the receipt (again for the P.M. records) and you won't have to worry about doing the cleaning yourself. Consider this, wouldn’t you want the tenants when they move out to leave the property in as good a condition as they got it? Or would you really be okay with it being dirty with some minor damage? The role of the Property Manager is to keep your property in good condition while it is in their care. So, don’t be upset when the Property Manager makes you get the property in the best condition it can possibly be in before any tenant moves in. They are protecting your investment!
