As a licensed REALTOR in Jacksonville NC we are dealing with more and more Short Sales and Foreclosures.  The majority of our home buyers are VA and that has a few more wrinkles than it would for other buyers.  Our active duty and retired service members need to really go through their options.  Some special consideration should be taken for any military members that have a Security Clearance as this could put their clearance in jeopardy if they go through a Short Sale or Foreclosure, because that compromises their financial stability.  In some cases you could also not have the ability to use your VA benefit to purchase another home in the future.  You need to consult the VA for other solutions to your financial problems.  Once you get some guidance from the VA to what would help you, then you need to contact your mortgage company and start the process with them.  Take detailed notes on what you need to be asking for and who you talk to.
