As a full time Realtor here in Jacksonville NC I am always hearing stories from potential clients that after buying or selling a home they feel really annoyed, mislead, misrepresented, etc.  I think some of this comes from many people thinking that they know what they can get, or cannot get when buying and selling.  And I am sure that some really do know, but ALL Real Estate is local.  Buying or selling a home in Raleigh will be different than buying or selling a home in Swansboro.  Or being familiar with the process in California will not necessarily help you in North Carolina, they are completely different markets.  What is normal in Jacksonville is not what is normal in Charlotte.  You get the idea, you need to have someone in your corner when you are in needing to buy or sell a property wherever it may be.  The person you select should be someone that you feel comfortable with and confident in their ability to get you the best possible outcome.  Sometimes you are “pushed” or suggested to use a particular company because of some incentives that your chosen lender is dangling like a carrot in front of you.  If the service that you are supposed to be getting is so wonderful, why do they need to “entice” you to use them?  Personally, I think that the persons reputation should have some weight in your decision….and asking people that you know who they used or would never use can help you find the right person for you.  Not everyone will mesh with you, everyone is different, there is no one size fits all when it comes to choosing a Realtor.  Also, the “price” you pay for that incentive is that the person that you are assigned in that company that gives that agent 50%, that agent is having to give a “referral fee” to your lender so the agent that is working for 50% has just been lowered to 25% or 20%.  How motivated would you be to work for 25%??  Are you really going to care how the deal goes?  That agent; is just wanting to get through the transaction so they can move on to the next person.  They are working on quantity, not quality.  What can your Buyer's Agent help you get?(to be continued)
